A split-level custom home designed for a steep Gold Coast block - engineered footings, elevated living and a north-facing outlook.
Overview
Designed for the block, not adapted to it
The owners had the location they wanted and a block most builders would not price properly. The fall across the site meant a standard slab-on-ground floor plan was never going to work, so the home was designed around the slope rather than fighting it.
Living areas sit at the upper level to capture the outlook and the north light, with bedrooms and a media room stepped down behind. Retaining, drainage and footings were engineered to the site before a single line of the floor plan was locked in.
Ivan managed the build directly from siteworks through to handover, with the owners dealing with the builder rather than a sales office at every stage.

What the site asked for
Steep fall across the block
A split-level design absorbed the fall internally, reducing excavation and keeping retaining walls to a workable height.
Drainage and stormwater
Overland flow was mapped early and designed for, with subsoil drainage behind all retaining and a stormwater path away from the slab.
Access during construction
Deliveries and craneage were sequenced around a narrow driveway approach so the program did not stall on site access.
