We deliberately limit the number of homes we build each year so we can stay closely involved in every project. There are no middlemen or handoffs at Amali Homes; you work directly with Ivan from the first design conversation through to handover.
Builder Involvement
Ivan personally guides every home, from consult to handover.
Licensed builder Ivan McRobb has built more than 700 homes across Ireland, the UK, Europe and Australia during more than 30 years in the industry. He personally guides every Amali project, with open communication, reliable scheduling, quality materials and skilled trades.
With his client-centric approach, you will know him by name, by handshake, and by the quality of the home he leaves you with.

The Client Journey

Our Client Journey is designed to bring your vision to life with clarity and confidence. Here's what you can expect from us, and what we'll need from you - at every stage, from initial design through to handover.
Design Your New Home
Meet with our draftsman to shape your floor plan and façade, from initial sketch through to working drawings, refined with you at every stage.
From us
- Sketch your selected floor plan and façade
- Generate a preliminary siting on your land
- Prepare an initial quotation with standard inclusions and any upgrades
- Capture changes via a Variation Order Form (allow up to 2 weeks)
- Provide access to our digital Selections Catalogue
From you
- Share your land contract or Land Title, plan of subdivision, and estate engineering documents (if applicable)
- Review and sign off on variations and revised quotes
- Provide ID, pre-approved finance details, and the initial deposit ($3,000 single-storey / $4,000 double-storey)
- Sign the DocuSign Client Journey to move forward
Tender Stage
Finalising the structural form and function of your home. Up to two rounds of tender changes are included (three rounds for builds $500,000+).
From us
- Issue Round 1 Tender drawings (allow 2–3 weeks)
- Organise soil test, feature survey and property information
- Schedule a consultation to scope your Tender 2 changes
- Prepare your Round 2 Tender drawings (2–3 weeks) and invoice the second deposit
From you
- Review Round 1 drawings and consider final structural changes
- Approve the new Variation Order within 3 business days
- Pay your second deposit ($4,000 single-storey / $5,000 double-storey)
- Visit suppliers to begin exploring colours and finishes
Selections Stage
Time to personalise your home. Work with our Interior Designer to choose colours, finishes, fixtures, electrical, and health & sustainability features.
From us
- Book your consultation with our Interior Designer
- Collate your choices and send them within 3 business days
- Prepare a detailed cost estimate for your selections (2–3 weeks)
- Update contract drawings and quote to reflect your finishes
From you
- Visit suppliers in advance to narrow your preferences
- Confirm priced selections within 5 business days to keep your build on track
Contract Drawings & Quote
We develop your final contract drawings, secure approvals and engineering reports, and lock in the final price of your home.
From us
- Send updated contract drawings and quote for review
- Submit for Developer Approval where required
- Organise your energy rating report, drainage plan and structural engineering report
- Issue final pricing for your approval (typically 3–4 weeks)
From you
- Review and approve contract drawings within 3 business days
- Confirm final pricing within 3 business days
Contract Signing
The final step of pre-construction. Your HIA home contract is signed, deposits finalised, and your build is scheduled.
From us
- Send your HIA home contract, contract drawings and tender for electronic signing
- Invoice the remaining balance of your 5% deposit
- Apply for your building permit and schedule your build once contracts, deposits, settlement and finance are in place
- Introduce you to your Construction Client Service Advisor
From you
- Sign your contract and forward a copy to your financial institution
- Pay the remaining balance of your 5% deposit
- Provide land settlement confirmation and unconditional finance approval
- Celebrate, you're on your way to your new Amali home
The Build
Ivan sets the schedule and personally oversees construction from Slab to Handover, keeping you informed at every key stage.
From us
- Slab, site preparation, formwork and concrete pour
- Frame, structural framing inspected and signed off
- Enclosed, roof, windows, external cladding and lock-up
- Fixing, internal linings, cabinetry, joinery and finishes
- Regular on-site updates direct from Ivan
From you
- Attend scheduled site walk-throughs at key stages
- Approve any in-build variations promptly to protect the schedule
- Make progress payments as each stage is invoiced
Handover
A meticulous final walk-through, the keys to your new home, and ongoing care long after you've moved in.
From us
- Conduct a detailed quality and finishes inspection
- Complete a personal walk-through with you on site
- Hand over keys, manuals, warranties and supplier details
- Provide ongoing maintenance support after move-in
From you
- Walk through your new home with Ivan and note any final items
- Settle the final progress payment
- Move in and enjoy your new Amali home
