Every home is priced according to its design, site conditions, finishes and the level of personalisation you want. Rather than advertise a misleading square-metre rate, we prepare a detailed quotation once we understand your land, your brief and your inclusions. That way, the price you see is grounded in the actual home you are building, not a brochure figure that changes later.

Most custom homes take between 8 and 12 months from contract signing to handover, depending on the complexity of the design, site conditions and council approval timelines. Knockdown rebuilds and sloping blocks can add time at the front end for demolition, survey and engineering. We set a clear schedule at contract stage and keep you updated through each construction stage.

A project builder offers a set range of designs with limited changes. A custom builder designs and builds around your block, your lifestyle and your budget. You design your home the way you want. It is tailor-made for you. You will work directly with Ivan from the first conversation through to handover. There isn't a team of site supervisors which is why we deliberately keep the number of projects low so we can stay personally involved in every home.

Start with the basics: check the QBCC licence is current, ask how many homes the builder has actually completed, and ask to see two or three that are similar to yours, ideally in person rather than in photographs. Then compare quotes properly. Two prices for the same home can differ enormously simply because one includes site costs, floor coverings, driveways and decent appliances and the other leaves them as allowances, so line the inclusions up before you compare the numbers. Ask how variations are handled, and insist they are quoted and approved in writing before the work happens. Ask who will actually run your build and whether that person will still be there in nine months, because in a lot of companies the person who sells you the home is not the person who builds it. Finally, pay attention to how the builder communicates in the first few conversations. If the answers are vague now, they will be vague when something goes wrong on site. Ask for a clear breakdown of inclusions and exclusions, the total contract price, the payment schedule, the construction timeline, the warranty period, and who will actually be supervising your build. Also ask to see previous work and confirm the builder's QBCC licence and insurance. We are happy to walk you through every one of these details before you sign.

Our standard inclusions read like another builder's upgrade list. They include 20mm engineered stone benchtops, Fisher & Paykel 900mm appliances, Fienza tapware, full-height tiling to ensuites, 2550mm ceilings, ducted reverse-cycle heating and cooling, and a 10-year structural warranty. Very. I set the schedule, visit site regularly, and coordinate the trades directly. You will get updates from me at key stages, and you are welcome to attend scheduled site walk-throughs. We can work with your preferred designer or draftsman, or we can introduce you to our trusted drafting team. Either way, the design is refined with your input, your site constraints and your budget in mind before we move to contract and construction.

We are QBCC licensed and fully insured. Every Amali home comes with a 10-year structural warranty, a 12-month maintenance period, and the individual product warranties that apply to your appliances, fixtures and finishes. We are also a member of the Housing Industry Association.
