In established suburbs across the Gold Coast and South East Queensland, land rarely comes up - but tired houses on good blocks do. A knockdown rebuild lets you stay where you already want to be and build a home that suits the block, the climate and the way your family actually lives.
Amali Homes is a small, hands-on custom builder. We take on a limited number of builds at a time, which is how we hold the standard you'll see on our standard inclusions page, where premium finishes are included rather than upsold.

The Process
How a knockdown rebuild works
Site assessment
Before anything is drawn, we walk the block with you. Fall and levels, soil classification, easements, sewer and stormwater locations, overlays, street access for machinery and the trees that have to stay. This is where a rebuild is either straightforward or expensive, and it is better to know early.
Feasibility and budget range
We give you an honest range for demolition, site costs and the build itself, based on what the block actually is - not a headline square-metre rate. If the numbers don't work, we say so before you have spent anything on design.
Design to the block
Your new home is designed around the orientation, outlook and slope of the land you already own, and around how you want to live in it. No display-home plan bent to fit.
Approvals and demolition
Council and certifier approvals, service disconnections for power, water, gas and telecommunications, asbestos assessment where the existing home warrants it, and the demolition itself - all coordinated by us.
Build
Footings and frames engineered to the site, a fixed contract, and one point of contact throughout. You deal directly with Ivan McRobb, the licensed builder running your job.
Handover and warranty
A walk-through before handover, a 12-month maintenance period and a 10-year structural warranty. QBCC licensed, HIA member.

What a rebuild budget has to cover
A rebuild is not just the price of the new home. These are the items we price up front so there are no surprises later. We give you a realistic range after the site assessment, before you commit to design.
See What's Included- Demolition of the existing home, including service disconnections and site clearing
- Asbestos assessment and removal where required on older homes
- Soil testing, contour survey and engineering designed to the site
- Council, certifier and infrastructure charges
- Retaining, benching or piered footings on sloping blocks
- Temporary accommodation while the rebuild is underway
- The build itself, with our full standard inclusions rather than a stripped-back base spec
